Eviction Guarantee

If we fill a unit with a tenant, and that tenant gets evicted because they haven’t paid rent, we’ll cover the cost for our Attorney to process the eviction.

Cancel Anytime

Most property management companies will charge unhappy Owners a fee to cancel their agreement. We think that’s just bad business.

Reduced Maintenance Costs

While we have a roster of great vendors, we also staff an in-house maintenance team. This typically allows us to get to requests faster and at a meaningfully cheaper rate.

You Keep the Late Fees

Many property management companies keep late fees if Tenants pay late. We don’t think that’s right. If a tenant pays late, that’s on us and you’ll keep the late fees.

How does pricing work?

With property management, there is typically a monthly management fee that is some percentage of the rent collected. On top of that, there are various fees charged to the Owner.

With Pentwell, we typically have a higher monthly management fee but pass on a majority of the fees to the Owner to ensure incentives are aligned.

Similarly, there is naturally a sliding scale on the monthly management fee depending on the number of units you’d like us to manage.

Should I create a LLC for a rental property?

This is a complicated and personal question that you should consult an Attorney with.

Generally speaking, though, it’s typically only worth the headache if you already have a meaningful amount of wealth built; or you’ve acquired 10+ units.
