How does pricing work?

With property management, there is typically a monthly management fee that is some percentage of the rent collected, plus various fees charged to the Owner along the way.

Pentwell runs a straightforward monthly management fee, and the exact structure and terms are set in your management agreement — we’ll walk you through real numbers for your property on a call.

There is naturally a sliding scale on the monthly management fee depending on the number of units you’d like us to manage.

Should I create a LLC for a rental property?

Generally speaking, though, it’s typically only worth the headache if you already have a meaningful amount of wealth built; or you’ve acquired 10+ units.
